I was born in a small farming/rural town in Alberta in 1959. However, my formative years were spent on B.C.'s lower mainland. I first became involved in the real estate industry in 1981 and have been a proponent of owning property for the long term (ie. the family home), or for the benefit of receiving revenue income, as well as buying and selling properties on speculation for capital gains. I moved to Parksville in November of 1999 and acquired my Realtor's licence in July of 2000. The learning curve of familiarizing myself with the Oceanside area and its diverse real estate composition was steep and fast. To this day, a commitment to having a strong grasp of the constantly changing market remains of critical importance to me. In the time prior to acquiring my Realtor's licence I spent several years in the hotel and restaurant industry in management and ownership. It was in those years that I garnered a deep respect for providing sincere and personal service and seeing how it was appreciated by customer and client alike. This profession is no different. The business of transacting real estate, and the real estate industry as a whole, is constantly evolving and to a large degree getting more involved and complicated than ever before. With an ever increasing access to information the importance of paring it down to its critical elements and streamlining the sale and purchase process, is what I, most importantly, 'bring to the table' for all of my clients.

Purchase price - This is total sales price of your new home in whole dollars. This amount, less any down payment, will be the amount you borrow from your bank. Mortgage term - Determine the number of years over which you'd like to pay your mortgage and enter it here. Common values are 10, 15, and 30. Interest rate - Enter the actual interest percentage your bank will apply to the amount you borrow. Do not include any Private Mortgage Insurance (PMI) percentages your bank may require. Property tax - Enter the yearly tax you'll pay on the value of your property. Property insurance - Determine the yearly amount to insure your property and enter it here. PMI - If your down payment is less than 20% of your home's purchase price, your bank may require you to pay an additional yearly percentage of your home's purchase price in the form of Private Mortgage Insurance (PMI). If so, enter the PMI percentage here. First payment date - From these drop-down menus, select the month and year that your mortgage payments will begin. Amortization - Choose whether you'd like to see your mortgage payment schedule, including principal, interest, tax, insurance, PMI, and balance, on a yearly or monthly basis. If you don't want to see a detailed amortization schedule, choose don't show. _ |
